 Building a new home takes significant decisions, including settling on where you want to live, chosing the type of home you want and need, and selecting the features and details that will make the house your home. In this section we provide you with answers to common questions about building a new home, as well as new ideas for the construction process.
- Do you know what to expect when building a new home?
Nails, 2x4's, framing, drywall…slow down! Before you begin worrying about definitions and the building process, know that American Dream Homes is on your side. We have been through the process over a thousand times. You can have confidence in us, we know the home building business and will help guide you through the journey to your "Dream Home." With over 15 years in the business, we have developed a system to building homes, one that ensures your home will be built both on time and of high quality components.
If you've never built a new home before, the thought of building one can seem frightening. Have no fear…we will guide you along the way. Helping you build your dream home is our passion, and we will make sure that you get what you are longing for. We at American Dream Homes have been through the process more than 1000 times during the past 15 years, and we know each step. Take a moment to look over the basic steps in which you will encounter along the way. We think they'll help to calm your nerves, knowing that your in our hands.
- Decide what kind of home you want to buy
Are you looking to move into your new home this month, next month or maybe a year down the road? Maybe it's a custom home to meet your specific needs that you had in mind. For the former, you'll want to look at our inventory homes, or perhaps one of our "homes in a hurry" selections. A "home in a hurry" offers you all the benefits of living in a new home, but many of the initial lengthy decisions have been made. We have all types of homes available, those that are already completed, those that are lacking merely floor coverings, or perhaps one where you can still decide on how your closet hanging space will layout. - Choose Your Builder
Begin by selecting a builder who specializes in the type of home you want to buy. Make sure they have experience in the area and type of home you want to build, and that they have a history of building quality homes. Other important questions to consider: Do they offer a comprehensive warranty? Are they financially stable? Take the time to check their references and talk to past customers.
- Select a lot
Within a community, you'll be able to choose the location of your lot. This community may also include clubhouses, pools, golf courses, sports activity centers and other amenities, so you'll want to be sure to get information on the entire community, as well as the proximity of the available lots to these amenities. Typically, lots located close to such attractions as golf courses, clubhouses or lakes maintain a higher re-sale value.
- Secure a Mortgage
Decide how much you want to borrow, at what rate, and for how long. We will put you in touch with one of our selected Mortgage Representatives who will ask you for some standard documentation. At your first meeting with the mortgage company you will need to bring the following with you: your latest income tax returns, statements detailing your assets, your credit history, and so on. Keep in mind that your loan will be approved at the time you finalize the sales contract with the builder, but you won't assume the mortgage until the house is closed. During this time you may also decide you want to add more options. These options can either be paid for in cash or added to your mortgage at a later date.
- Select your home and options
You'll be selecting a home from an inventory of existing plans or customizing one to meet your specific needs. Do you want a one-story home or two? A two- or three-car garage? How many bedrooms? How many bathrooms? Will it be maintenance provided, or a traditional single family home? Once you've selected a plan, you can then personalize it and make it your own "dream home." First, you will select the elevation of the home that refers to the house style and floor plan (Will it be Contemporary, Tudor, or maybe even California?). Then you can select the design options, which includes many interior features, from appliances to flooring to kitchen cabinetry, interior and exterior paint, and depending on the floor plan maybe even landscaping.
- The Contract
The sales contract will specify, the floor plan and features of the proposed home, site plan, materials to be used, and proposed delivery date. Reading and understanding all the documents may seem frightening, however, you won't be doing this alone. Our knowledgeable sales and construction staff will be there to help you through the process keeping you attuned to what is going on, but calm at the same time. Don't hesitate to ask us any questions that may be on your mind.
- Building Your Home
New Home construction can take various amounts of time from. It all depends on what stage of the process that you purchase in. From start to finish it can take anywhere from five months, to the almost a year, or sometimes even longer. The time of construction, is dependent on the floor plan, the availability of city inspectors and materials, and, most importantly, the weather.
